Much of Madison sits between two lakes on filled marsh, with a water table close to the surface. Wet, silty glacier soil freezes several feet deep each winter and pushes on basement walls, and many homes near the isthmus and campus have stone or block basements close to 100 years old.

The City of Madison says a large part of the city was built on filled wetlands, and that ground water flooding happens there after many wet seasons, especially on the isthmus. The water table is close to the surface, so it does not take much rain or snowmelt to push water in.
It depends on the crack. Thin up-and-down cracks in poured walls are common and often only need sealing if they leak. Long sideways cracks in block walls, cracks that grow, and walls that lean in should be checked soon.
Wet soil and frost. Wet soil is heavy, and when it freezes it swells and pushes on the top part of the wall. Wisconsin's code asks for footings at least 48 inches deep because frost reaches that far.
Published guides put small Madison jobs at about $2,100 to $4,200 and bigger jobs that need piers at about $2,500 to $26,200. Wall anchors run about $400 to $700 each. Most waterproofing jobs are $3,000 to $10,000. These are typical ranges, not quotes.
Yes. The inspection and the written estimate cost nothing, and you do not have to sign anything. You decide later if you want the work done.

The City of Madison says alterations to one and two family homes need a permit depending on the job. Wisconsin requires a contractor to hold a state dwelling contractor credential to pull a permit for a home. The crew should confirm what your job needs and pull it.
Much of it can. Inside work like wall braces, straps, crack injection and inside drain tile goes on all year. Digging outside in frozen ground is harder, so some outside jobs wait for spring.
The City of Madison says sump pumps, downspouts and yard drains may drain to a nearby city storm sewer, with a right-of-way permit needed before any hookup. Most homes drain to the yard, well away from the foundation.
Most policies do not cover settling, frost damage or slow seepage. Some cover sudden damage, like a burst pipe. Flood and sewer backup coverage are often extra. Ask your agent before the work starts.
It is a good idea. Public Health Madison and Dane County reports that about half of homes tested in the county had high radon. Radon can enter through small cracks in floors and walls, and the county sells low-cost test kits.
Crack injection takes a few hours. Wall anchors, braces and inside drain tile usually take one to three days. Digging out and rebuilding a wall takes longer. Your estimate should list the schedule.
